We loved being surrounded by beautiful park-like trees... So did lots of foster cats

Our Decorative Glass Window Panels

Used or Not

Strata council minutes of February 9, 2009, state on page 8 under Miscellaneous that: "In 2006 - Linquist appraisal company following a thorough review of the rehabilitation done to this complex identified the effective age of the buildings at 7 years."

  • overhangs added to the sloped roofs of garages
  • further architectural upgrades include redesigned balconies and railings

  • 10-year warranty good until October 2015
  • convenient floor plans with ample closets and storage
  • mainfloor laundry and bedrooms with walk-in master closets and 3 or 4 piece ensuites
  • angled windows to the south - spread the sunlight inside
  • private double garages for every unit - most with driveways
  • some units have been recently remodelled - creating a variety of interior design - including new appliances, plumbing, lighting, blinds, and floor coverings

Extraordinary Landscaping
(1988-2004)
  • peaceful elegant streetscapes
  • views of continual beauty
  • natural security and privacy
  • enhanced property values
  • low-maintenance evergreen ground covers
  • thousands of protective bushes
  • over 280 birch and pine trees
  • an urban forest on a 5.5 acre southern slope
  • providing geotechnical slope and erosion control
  • valuable common assets
  • precious investments in a sensitive environment
  • all paid for and beautifully matured

The October/November 2008 issue of WestCoast Homes & Design magazine advertised a new townhouse development boasting of features that professional realtors understand the value of:

".. a prestigious homebuying opportunity
... unequalled in the Tri-Cities area
... situated in a peaceful setting with mature trees
... elegant streetscapes, lush interior gardens ..."

Words which described Sunridge Estates so well ... making it such a delightful place to live ... for so many years ...

  • in a central Coquitlam location
  • convenient main-floor living (rare in townhouses)
  • all south facing corner units

SUNRIDGE ESTATES - - FLOOR PLANS

    Five different floor plans
    • Most with the convenience of main floor living with beds, baths, and laundry all on the same level
    • Some units with sky lights - Others with no neighbours above or below
    • All with good double glazed windows angled to capture the sun all day long

The original developer included a layer of sound reducing cement and padding on the floors between units to ensure quiet living and peaceful neighbour-to-neighbour relations.

    Phase 1 - nine buildings - designed and built to a high standard;
Phase 2 - added eight more buildings - for 68 units in total

Phase 1 and Phase 2 were built under different building codes by different developers and differ in the following ways:
    • phase 1 was built with five floor plans, 4-piece ensuites, peninsula kitchens, wood storage fireplaces, door hooks, mailslots, cement stairs on 3-bedroom units, wooden retaining walls, and inside entrances to all garages;
    • phase 2 was built with fresh air ventilation ducts, two floor plans, cement patios and retaining walls, and wooden stairs on 3-bedroom units.
We love our cathedral entrance and open deck with exterior power and water supply, and comparatively quiet location. The floor plan that we bought was Vista:
    3 bedrooms - 2 levels - 1500 sq. ft. - huge double garage - with a driveway

    In Phase 1:
    3-bedroom units have peninsula kitchens

    and
4-piece ensuites with high showers in 6-foot soaker tubs

We added a few simple additions:
    - decorative glass, lights and mouldings
    - to make it our home

We love the convenience of main-floor living, with a 3rd bedroom and 3rd bathroom downstairs, a huge double garage with full driveway, loads of private, secure storage,  all of which makes Sunridge Estates so well suited to our needs that we never want to move.

No other strata development in the Tri-Cities
    can match these features ...
    SUNRIDGE ESTATES IS TRULY UNIQUE!

    Location, Location, LOCATION!

Some things can be changed. Like minutes, bylaws, budgets, and strata management. Even fireplaces, plumbing, ventilation, and landscaping. Other things can never be changed. Like location. (click images to enlarge and back arrow to return)

Sunridge Estates is located very conveniently
and has a bright southern exposure.

Pool and tennis and trails right across the street.

The Scott Creek trail is just to the west - and the Hoy Creek trail is just to the east (perfect strolls for kids, lovers, and dog walkers). Schools, health care and transit are all right outside; with Douglas College, the library, community centre, churches, hospital, water slides, lake, parks, entertainment, and major shopping all within easy walking distance. Sunridge Estates has an ideal location for students, seniors, cyclists, commuters, and others.

Cycling lanes right outside; connect to the Trans Canada Trail marked on our street corner; and it's an easy bike ride to Rocky Point's Shoreline Park System & Trail to the west ... and the truly amazing PoCo Trail to the east.

Belcarra Park, Bunzen Lake, White Pine Beach, and
Reed Point Marina - are all just a short drive away.

We felt like we were living in a park

There are some very beautiful displays here!
